Anne Arundel has required sprinklers in new homes since 2009, so its builders, plan reviewers, and inspectors know 13D systems cold, and the bar for a clean submittal is correspondingly high. We design and install for custom builders and owner-builders across the county: sealed drawings in the permit set, rough-in on the framing schedule, and the acceptance test with the county fire marshal, or the Annapolis Fire Marshal when the lot sits inside city limits. The two-office split is the detail that matters most here; a city project filed county-style loses weeks, and we keep the tracks straight because we file in both continuously.

Waterfront and rural lots from Edgewater south often bring the well-water configuration, storage tank plus booster pump, and Severna Park and Arnold infill lots bring tight mechanical rooms where the tank placement needs planning before the foundation pour. Both are routine for us and both are priced on the published table on our cost page. Builders get plan-first scheduling and a rough-in crew that shows when promised; owner-builders get the same plus as much explanation as they want.

Questions we hear on this work

Which office reviews my sprinkler plan?

Inside Annapolis city limits, the city permit office and the Annapolis Fire Marshal. Everywhere else in the county, Inspections and Permits with the county fire marshal. The NFPA 13D standard is the same; the queue, forms, and reviewers are not.

Do townhome projects need anything different?

Anne Arundel’s 2009 rule explicitly includes townhomes, so every new townhouse gets a system. Design-wise the units are efficient to sprinkler, and multi-unit projects get per-unit pricing that benefits from the repetition.

What if my lot is on a well?

The system adds a stored-water tank, typically 300 to 500 gallons, and a booster pump, adding $3,000 to $6,000 to the published per-square-foot range. Tank placement is a design decision that belongs on the plan before the foundation is poured.

How early should the sprinkler plan be in the permit set?

From the first submittal. Reviewers here are used to complete sets, and adding the sprinkler plan as a revision is the slowest path through either office. We turn drawings around fast enough that there is no reason to file without them.
